So we can't see the list but I will say that AirDNA can be accurate or not depending on the area.Like any algorithm, the more data points, the more accurate it will be (relatively).I find it to be quite optimistic.

Buying a foreclosure property expect that it is going to need some significant work to get it sellable - so consider it a fix and flip.Not seeing too many short sales today but be patient as they can take a long timeIf you are starting out, it depends on your level of risk as mls I would consider lower risk than foreclosure since you can actually see the property

Nothing sits on the market for a year that isn't wildly over priced, poorly marketed and/or made difficult to show.Potential buyers have probably tried to see the place and are being denied or some sort of nonsense to make them not want to make an offer.I bet the realtor will have some interesting info to share - or if they won't say anything to you bc their agreement is with your partner kindly share with them that the houses are in your name and the listing's need canceled immediately unless they start cooperating.Have you laywerd up yet?

I can also see the commingling of funds issues having funds held or owned by a cell in a master account, this could defeat the purpose of the liability protection between the cells and the master.
