If the utilities are not on, you can put in your offer that the deal is subject to the utilities and fixtures are all working in proper order.Obviously check for cosmetic repairs needd, such as sheetrock repair, flooring replacement needed, will you have to replace or repaint the kitchen or bath cabinets or countertops?

Yes I'm leaving off CAPEX but these 1985 houses after our rehab don't need much even after 5 yrs and Gwinnett county has cheap prop taxes.Cheap house with PM: I20 area called Decatur; $20k for a 3/2 + $10k dust up rehab = $30k all in (circa 2012 to keep comparison with my house in Norcross). 1 turn over / yr with total repaint, wall board fix and replace a missing stove) Dekalb count taxes are high vs Gwinnett.

In my opinion the color has minimal impact on whether someone rents your house (unless of course you have say a pink house) and if you leave the brick plain you don' t have to repaint it.

Our thoughts are to finish the full basement and add a bathroom there, knock out the wall leading to the kitchen to insert a breakfast bar, replace carpeting, repaint, and take off the siding and replace with brick or granite for an exquisite finish.

Typically, I don't have many ceilings that get damaged but do have to repaint some every now and then.I guess if they no longer make the pattern, its only $50 to take it down and put a new one up.

I am replacing windows and don’t plan to reinstall the burglar bars.Both tenants have threatened to leave if the bars weren’t put back up after I replaced 2 windows on each unit...I paid to have them repainted and reinstalled.
