I am sure your approach has been very soft and constructive, but I wanted to quickly remind everyone this is probably item number 14 on this person's list.  

Very prudent reminders and cautions.

That's a written warning to the tenant that includes notice they will be charged for the excess garbage and a reminder of the rules/policies/law.I don't know the whole story but it sounds like you're paying 12% for a 6% manager.

It's easy to fall in love with a property and end up making poor investments so this is an important reminder. 

After giving her all the other advice, remind her to think long and hard whether or not she wants to continue to be tied to the property and relying on another person to make the deal work, OR, if she'd rather sell it outright and be free of the whole thing.Think about it:  just because you CAN structure a creative financing deal, doesn't always mean you SHOULD do that.

It got so frustrating that I couldn't even bring myself to come here on BP or look at any investing videos on youtube because just thinking of doing so reminded me that nothing was happening and made my frustration go up (I still kept sending my 20 mailers per week though.

If and when I do I always ask then for a good review and do follow up afterwards if they haven't submitted a review within a week I will send them a friendly reminder.
