NYC, San Fran, LA...I don't even want to speculate but I'd be surprised if it was 0.5%This is the big reason why turnkey providers are a big deal in certain parts of the country. 

In order to make it work for me, my commute from the fourplex in suburb of Los Angeles all the way to Downtown LA is 2 hours one-way door-to-door.

The only way to profit on a property anywhere near LA is with appreciation....which is the opposite of what happens in a recession.The good news is that the value of a property doesn't matter unless you are trying to buy or sell it.

In (higher cost of living) LA, I pay only $50 for 2x/ mo service on a similar property.

But now that I live in LA, I rent here and own all investment properties elsewhere.

@Linda Malavet Oh yeah cash flow is nearly non-existent in LA, I mean, I'm sure it's out there somewhere/somehow but all the buy and holders I know are in a major holding pattern, they're refi-ing everything they've got to take advantage of the still cheap money and just building war chests, praying that the market takes a hit sometime in the next few years so they can move back-in and start buying again. 

Someone with experience in flipping REOs in LA is preferred.

But now I'm currently leaning more towards out of LA for investments purely just because the numbers I'm crunching aren't really adding up as a profit in LA. I
