In PA you can get as much prepaid rent as they can pay, which is better than a security deposit in some instances.Tks again.

Does anyone know if it is possible to write up a settlement sheet to show a lower sales price, and "prepaid mortgage interest" as a line item.

Anything the seller wants becomes "back end" stuff or prepaid mortgage payments through escrow.
