Regarding homeowner's insurance, I would recommend just contacting a local insurance broker in your area and let them know you're looking to switch your HOI policy to a landlord policy. 

Sounds like too many cooks in the kitchen, and no solid systems or policies in place, along with different menus. 

Anyway, after appraisal we were able to insured the property with Universal company, I recently got a letter that my policy was going to be cancelled due to the condition of the roof.

Mitigation Strategy: Investors can focus on property appreciation if rent control policies lead to rising property values due to high demand and limited supply.

I don’t see home prices coming down because of the policies mentioned.

I do have a builders risk policy.

We have perfect feedback and Premier Host, and allow Instant book, but do not have a liberal cancellation policy and have some rules in place (4 day minimums, for example) and are not fighting the cheapo battle, and we tend to get somewhat buried in the search rankings.One of the things that really burns my *** about VRBO is that they allow the property owner to self select the type of property that it is rather than forcing it into where it belongs.

Has anyone had experience with this issue and know a way to get a good insurance policy that doesn't cost an arm and a leg? 

Don’t want all of my insurance policies to go up or deal with the hassle due to this neighbors negligence.Worth hiring a lawyer to send a demand letter?
