I am finally at my two year mark not being W2 so if I can skip past DSCR loans and the such that would be much preferred as I dont want to pay the fees if I don't have to as I am trying to get some money I put into each unit to renovate back out of it. 

And I was living below them so it made it tough as I was going through the eviction process with them.

Once we had the home inspection I was able to have the seller credit us at closing $8k...of which the escrow could not credit the entire amount and so I had the seller write up a personal check for $2000 How did you finance this deal?

Both of us are pretty young so we don't have much capital at all.

I find that it's easier to find data on STR and LTR so I struggle to estimate the income  We’d love to learn from the community and hear what’s working (or what to avoid)!

So they will rent without buying even though buying is available to them but they dont want to live where its affordable.
