I don't have a partner and the most important thing the program was able to give me was the assurance I had picked a good market, lender, teams and execute my business with an already tested system/processes.

My first market ended up being a bust and decided to pick a different market for out of state investing.

That would be for a garage in a convenient location since these always get picked up by contractors for their tool and material storage.

After the eviction, you normally are left with some of their possessions (which is super frustrating). at that point, you would need to store them for a bit (ask your attorney) and then you can toss them if the tenant doesn't pick them up.

If you're going to do it in that fashion, I'd pick the smaller amount for both; one tenant will appreciate the fact that you didn't raise it as high as they suggested, and the other one will think it's fair.

@Kim Huynh - Yes, never a good idea to pick a fight with the city.

We also picked up an Umbrella Policy for our personal assets as well.

I would also like to talk with others that have the turnkey route and pick your brain.
