I'm sure some local banks will do higher especially with a strong relationship but don't think I will fall into that category.

If you truly have cashflow to spare I would personally look at the 15 year.

Hey @Mario Morales I assume you're planning to purchase the new property under your personal name rather than through an LLC?

My personal property is located in pennsylvania and my friends who are foresters have told me I have oak and hickory that are 250 years old which is unheard of in PA. if I were you.

I personally would fix the 3 windows and maybe consider cutting the rent a little more to gather more interest.
