Most the time these forecasts are accurate over the long term.You live in an outstanding RE market and are considering going to a market that historically has not performed like your market (per Case Shiller, no OOS market in the US has out performed L.A. for buy and hold return for this century similarly none are rated higher by Neighborhood Scout for appreciation this century as L.A. is 10/10).If you should be valuing initial cash flow as you primary criteria, Coastal CA is not an ideal market.

I would keep in mind not all contracts are the same and some direct recognition out perform non direct recognition and vice versa.

Hi @Jake Jaenicke Orlando continues to exceed expectations of many STR investors due to the pent up demand of travers and we haven't even opened up to many parts of the world yet.There are many resort style communities that will out perform communities that 'allow' it.

Even factoring in time, I often see syndications out performing direct projects as the scale and leverage syndications can provide and the power of full time real estate professionals managing the investment as opposed to someone managing a few rentals on the side as a more or less hobby.
