Not sure how long you have worked at your brothers business but the general timeframe is 2 years 

I prefer graduate students whenever possible because they don't have time for partying, are of legal age anyway, and generally tend to be by themselves or with a partner so it's more like renting to a couple.

@Jonathan Greene I don't mind them generally but when they raise huge amounts for syndications that go south that is another story.

please send me a case example I'd love to read. that's one appraisal. the knowledge I have as a licensed general contractor working with investors from 5 cities at a time all over the country buidling 3 different floorplans I would say trumps one ADU you read about online 

In the latter case, I would still use QB to enter info provided by the 3P servicer and to maintain my general ledger for the lending business.

I worked with a solid agent who understood house hacking in general.

Like @Russell Brazil said there are general things that need to be in place.One that stings a lot of people is the main entrance door.

I was doing some general forum searches and saw this. 

FInd a good old school General Contractor and forget these engineers.

House hacking is generally not as capital intensive so you can continue to make money in stocks/index funds.
