Pest Control should be specifically acknowledged by Tenants, especially if they have ANY food/meds within their BR.I recommend avoiding Terminix at ALL costs.

Just to start to get a feel for some things (and I know these will vary quite a bit) I wanted to ask if there are ball park estimates on costs of rehabs for light/med/heav work around 1,500 sq ft. 

You have to watch PM companies that charge a low to med managing fee and then hit you up with very inflated repairs and maintenance charges.

Most other professions it would require a lengthy process of attending college, grad school, med school etc... here we can sign up for a seminar or membership, feel and "look" the part instantly.

The Nuc Med degree helped me build W2 income / savings and the music helps keep my soul alive.

I wouldn't take medical advice from a med school dropout (no matter how successful he became in another field).

Your Budget: Some markets are in very HIGH demand for travel medical professionals (and business travelers but let's assume you're targeting med prof since you are one) but have little inventory and a higher entry point for investors.

@Grant Med you mean just the purchase contract? 

We installed grab bars in the bathrooms, med gas walls and even the handrails in the hall.
