I’d probably lean selling in that case, h st which that area prices really revolve around is in rough shape, and in addition you kind of end up competing against the massive amount of new apartments/condo’s on the h st/noma/union market area, it’s possible it increases in price but 1031ing that into a Property in pg county or something seems like a much easier play/bet

To your point would either need a massive discount or much lower interest rate to achieve the 1% rule especially since average rents are low relative to the product quality.

Makes sense because they are actually helping out disabled and injured people like veterans and such.But an ESA has a few ways around accepting them.....and as a matter of fact, the HUD has been cracking down because of the massive fraud surrounding this in the past.
