Also, the PA Association of Realtors has a standard form for it, and that form includes phrasing that requires the seller to present the offer which triggered the escalation.its why I say that Real estate is SOOO regional you have some that get on here and have never heard of it yet they play in big markets and others that say its standard procedure.. and of course wholesalers I have not seen use it..

I was also desperately reading here on BP before I left to close this deal.The way I see it is...Yes this example is a little risky, and not an advisable procedure or process to adopt by any means, especially the cash part, but I learned tons and had my first successful Wholesale deal.

I was planning to re-key with a smart lock, so we won't need to change locks twice regardless (I'd still change the locks again after she left but it's a simple 2 minute procedure from there instead of calling the locksmith again).
