37 units, 5 story, no basement, flat roof, has the 1980's required retrofits that connect the floor/ceiling joists to the metal plates on the outside along with the other reinforcement beams on the inside of the walls and the parapets reinforced with large angle irons on the roof, has several cripple walls in the roof space, and a few windows at the front lobby bricked up.

Main supports and handle stained an espresso color and smaller beams painted white.- stained one of the bathroom vanities dark espresso color. - Painted kitchen cabinets light gray (from oak color)- Raised garden beds in the back yard- SOD in from yard- succulent garden lining the walkway.- new fence around the perimeter of the property.

We like to use a laser level to get an idea of foundation settling etc. and we are pretty thorough but by no means to the level of detail of a licensed inspector.  

We have also had to fix similar issues by jacking up the beams in the basement a couple of inches. 

I have many rentals myself, started out doing just lead safe via dust swipes and am now doing only lead free rentals where they use a laser gun to find the lead. 

Choose something and get laser focused on it. 

Needs a new roof that is actively leaking, floors are sagging and need a lift---beams and support posts, 2 sets the entire length of the house. 

The two that come to mind here in Texas are foundations on a post and beam home and HVAC.  

I have a crazy laser-focused schedule and want to rely on an experienced expert.
