It just takes longer days on market (30-60 days) and lots of conversations with landlords explaining why people have more options and go with the best one for the dollar and why we have to be more flexible in terms of pricing and requirements these days.

I'm still doing the same thing I've been doing since 2019.I source my deals off-market, I put some work into them, and then refinance after I place a tenant.The numbers we're doing are pretty similar in terms of margins as they were in 2019.

Hey @Carlos Martinez - I'm a broker & investor in NYC. 1 - Technically getting insurance is on you, BUT it doesn't mean the agent shouldn't be helping you by giving some recommendations lol... it's an odd thing to tell your client that it's not your job anymore. 2 - In terms of paying out of pocket the commission difference, it depends on what agreement you had with your agent.
