I play on having a large amount of spare time.If need be I could relatively easily acquire a job paying 50-60k per year @ a 40hr workweek as a staff nurse at a local hospital.I live 55 miles south of knoxville, which is where i would like to buy a home, which essentially, will be my first investment property a year or two down the line.I plan on living in what I buy while i finish up clinicals in knox (would save me driving time)Down to the numbers, there are several homes (just by simply looking at the MLS), that would probably make suitable places to live in and in the future transition into rentals.

Im mostly just interested in building equity from mortgage pay down over the long term.I already have a team in place that does the accounting and repairs on my current houses, so I am prepared to manage more, and I think it's in my best interest to stretch my existing staff more.If some houses dont break even, I have cash reserves to cover it.Since I rent the rooms out individually, not the whole house, its more management work, but less risk.

If Steve Jobs was a Landlord...The location would be secret, as would the name of the maintenance staff and suppliers.You would have no idea when an apartment became available until the last possible minute, though there'd be lots of speculation and rumor.Rents would be exorbitant and well above the prevailing market.No matter, because it would be spectacularly beautiful (in either black or white) and everyone of course would want in, signing a lease they didn't read and giving the landlord unimaginable rights over tenant privacy.Visitors would have to be approved by Apple.Want to move out early?
