Here are my two cents...I recommend starting in a market with strong fundamentals, such as steady population growth, an influx of major corporations or large businesses relocating to the area, an affordable cost of living, and high rental demand.

For someone managing multiple properties or with a busy schedule, automating some parts (like initial messages) can save time while still allowing room for personal touches later.It’s inspiring to see your dedication to responding so quickly, even at 3:30am!

Similarly, quality dividend-paying companies often retain some earnings to reinvest in their business, increasing the company's (and your) value over time.

When I asked for a loan, they asked if my business received money in Euros. 

It links to our business bank account and our business credit card so come tax time, deductions should be easier.

I have sold a couple of businesses as well, and speaking from experience, you are never more vulnerable to make a mistake than when you are sitting on a giant pile of cash.Also, I agree with @Corey Conklin - I'm a big fan of "overflow cities/towns" in the sun belt.
