Send them a lease and have them get it back to me in a timely manor and send the first full months rent with move in fee. 

The fee you pay is actually to get access to all the training and to be able to submit to the Deal Genie for either Wholesale, or Fix and Flip Riches.

If they fail to pay the new full amount send a pay or quit for the missing amount with late fees.

The HOA fee takes care of external up-keep and maintenance so you don't have to worry that the tenant isn't taking care of it. 

If you have 30 years uninterrupted with no complaints or major complaints I have never had a complaint and have been licensed 50 years once you hit 70 no longer need to do CE just pay the fee every 4 years :) 

@Jacob HripWhen paying with cash, you have fewer closing costs (no lender fees) and fewer holding costs (no interest payments).

Because a large percentage of the charges are base fees that do not change based on use!
