Hi Kwanza,Bay Tek (650-204-1512) would be a great starting point, but I’d also recommend reaching out to Adler Builders (650-398-9030) and Mission Home Remodeling (415-855-7269) for comparable bids.In San Francisco, you’ll need a licensed General Contractor (GC) to pull the necessary permits.

My biggest suggestion is to thoroughly vet property management companies here—they can make or break your investment in some cases.Regarding your questions about financing properties, I’d recommend reaching out to @Ko Kashiwagi.

I would recommend talking to many lenders/brokers to see which one has the most experience funding these loan types. 

I can recommend property management, realtor, vendors, if you need them.

This process makes sense from a plumber that wants to make more money.Putting a cleanout at the lowest point (curb) is not recommended in most cases.

My recommendation is before chasing all these real estate deals is to go earn and save some money so when a good deal comes a long you can take action and move on it.
