HMM all due respect, not cool to the seller.

Still super cool to see the area turn around.

Furthermore, I know that there actually are really cool homes in the area, because I see them on Airbnb, seemingly killing it.

May be shocked to find out how simple and NOT an issue the answer is, like IDK, tenant's parent/friend really grilled em that they gotta have this done. 

The market right now is cooling, and I'd say is on your side.

It is challenging but we committed to going there every 4-6 weeks and having a great team on the ground ( will cost you some extra money) but they are the difference in having issueswe have one of the best cleaners in the area and our guy that cleans the grills does all my light maintenance and guest interaction if I need it(pets, too many guests etc.)3-4 hours would be a dream and you can definitely do it but you have to commit to going there every 4-5/6 weeks In my opinion because there will be things you need to address or upkeep- this is obviously only if you decide to self manage. 

My first thought was ditching the unit and adding 4 mini splits with heat/cool.

You can use his/her name and address or set up a P.O box in your friends name (if they're cool with that) for your mail to go to.
