Have also done work in DC and Maryland and would say Virginia has significant benefits over DC and Maryland because it is more business friendly and jurisdictions are willing to work with not against developers on projects I mentioned as well as you mentioned With the federal government and government contractors not going away - area is great for investment.

The local/ state etc (governing body) may not just "give you" one.

But everyone in this thread keeps saying cash flow over and over.To summarize:-Old/older midwest properties in good neighborhoods that you will hold for 25+ years: good investments-Cash flow on such properties: non-existent for the first 5-10-15 yearsYes?!

What type of loans are you buying, performing, non performing, seller financed?

It will be quicker I am assuming and will save money on my construction loan interest as a result but want to hear some other thoughts from others with more experience with new builds.for some context I am in Dutchess county ny, property has public sewer/water.

The unit is located in South Jersey, 15 min outside of Philadelphia in a nice, vibrant neighborhood, close to amenities and public transportation.
