I'm not familiar with your state specific guidelines so I won't/can't comment on that.I know it seems unfair or biased somehow, but it does seem to have some basis in logic.

I've wondered the same thing from time to time.I've got a lot of experience with AgentPro247, and a little bit with CoreLogic/RealQuest - so granted, I'm more familiar with AgentPro247 and there's probably a little bit of bias here.I've found that AgentPro247 is a very versatile data company, in that you can do both property research and pull lists. 

The difference isn't gender related, but rather it's confidence influenced.

So perhaps I'm biased and expect more but that's my opinion.

If you're going to self manage (which I never recommend - your property manager is what is going to make or break you, but I'm biased!)

I'm not a Realtor, so what I have to say isn't bias in any way.I have come across many terrible, I mean "how did they get their license..." or "how/why did the broker take on this agent under them" types.  

My bias is to trade up in quality, so I probably wouldn't own it more than 7-10 years. 

Lately have been looking into TX, and although I know the market has been nuts lately, I am slightly biased towards areas that I wouldn't mind visiting.

Perhaps start with number two and keep your ultimate passion free and clear of commercial bias.
