Prepare for the inevitable, because bad things will happen.

A good score is an easy "yes", but a bad score is an "ask more questions" in my process.

I used the think lowering the price would attract "worse guests" but I have experienced bad guests at all price points. 

And we also diversify buying the brand "Bum-Fight's", and were gonna bring back the defunct brand, again with ai...... 

How bad is the insurance, how high are the property taxes, is there an Hoa, etc etc. 

Soon after the start of the new year of 2022 and when tax season started getting busy, their quality of communication and response time start to degraded extremely bad. 

A deal killer has nothing to gain from telling you it's a bad deal.

I do not expect at least in FL that regulation will get bad enough to make STR impossible or even nearly impossible.

And like you said one out of 10 thats not bad.. maybe you just got that bad tenant it happens to very landlord.
