This is not only my experience, but when you call VRBO or Airbnb customer service, they will tell you the same thing.  

However, since you live in California, you may still be required to register the LLC there as a 'foreign entity,' which can come with additional costs and regulations.For taxes, California has strict rules on taxing out-of-state income, so you’ll likely need to report your Oregon rental income on both your Oregon and California tax returns.

Even when the market is down, gradually adjust rents so tenants don’t experience a huge price shock later.

It’s great to hear you’ve got experience across both Indiana and Florida markets.

Otherwise, you may need to replace a water service (13-15k), electrical service (10-15k) and upgrade wiring (This is a tough one, but maybe an additional 8-15k inside).
