But you would change the inurance mailing address to your addrss and not the residence AND have the seller sign a partial power of attorney agreement over to you so you can endorse checks made out to them - that way if there is a claim on the insurance, you can cash the check.

Escrow a release for the lien and for the memorandum with a neutral 3rd party who will record the releases upon conclusion of the option contract.Also consider getting from a title company a "title insurance policy with option endorsement" to protect your right to exercise the option.A $40K option price that is paid $500 per month as additional option consideration is 0% seller financing.

The reason I'm posting is to say that the lender can call that shot as well since FHA is guarantees the loan but it can be repurchased in default as well, usually not but may/can be with direct endorsment lenders.

In order to change title after closing your partner will need an endorsement on the title insurance policy for the additional owner.
