Out of state investors can do really well here, but you can also lose a decent chunk of money if you buy wrong.Lots of out of state investors, especially those from California get a little blindsided because everything here is so cheap it all looks like a guaranteed great deal.

Top 3 reasons owners hire PMCs:1) No time to manage correctly2) No time to learn how to manage correcly: laws, documents, processes, etc.3) They're too nice and need someone to "save them from themselves"A good PMC can usually earn their fees by better managing the property/tenant than the owner, thereby:1) Increasing owners net profit2) Decreasing owner's time commitment, stress, headaches, etc.No matter what though, you should always plan to commit a couple of hours a month to manage your PMC.

As these sub single member LLC will be disregarded for the IRS the only tax return will be for holding LLC.The piercing of the company veil is a concept that if you don’t treat your LLC as a separate entity (failure to maintain its documents, registration, commingling of money, not signing as the LLC, etc...) it will show a judge that the LLC was only your alter ego and he would deny any of its liability protection (inside and outside).California is a state that requires that each LLC owned by a resident or doing business in the state has to pay a $800 franchise fee.
