Limited is a max of 35k in repairs, nothing structural is allowed to be done (you can replace the roof put in a new kitchen, but you cant repair a foundation or cut a hole for a new window for example).

They were 2-4 BR town homes and the cost per house was roughly $205k including roads, drainage, small park, etc.

This week, 2 months later,  the PM sent another maintenance person out and found 2 issues:1. water leaking from the ice box water line.2. hole in bathtub floor that wasn't there in August 2017.Along with that, they provided an estimate for the extensive water damage due to these 2 issues.

They have:- kept a ferret without a deposit or approval- just put a hole in the wall- painted all the bedrooms ridiculous colors- Havent oaid their trash bill in over 3 years- replaced all the ceiling fans and did the electrical themselves (without a license)And multiple other things.

There's no real 'fair' way to truly separately meter the natural gas used for the different units, unless you get into rabbit hole land of re-inventing a wheel and a series of sensors measuring heat and air flow within separate ducts, on your (customer) side.I'll comment on each option individually and your decision will be numbers driven.

Today I had another contractor in, notably less experienced, who all of 5 minutes walking through the house before commenting that I cant remove the walls I had knocked large holes into, as they "have to be load bearing" in his opinion.
