We have very stringent requirements when it comes to both rehab quality and tenanting, so while we promise that the downtime between property selection and closing, though annoying, is worth it in terms of minimizing maintenance costs, maximizing resale value, and attracting quality tenants, we’re also pretty proud that we’ve been able to place so many tenants for our investors before closing documents are even signed.

That down time is not figured into the quote.There is a reason why many times you drive by new built houses that are finished besides maybe some interior finish work and the yard/lawn has still not been touched.

If your truly passionate about real estate you will find yourself wanting to learn and grow a real estate business when you get home for the day vs wanting to watch tv; get on Facebook etc. it will be your "downtime" that calms you.

I know you do not want a space between the tenants but my question to you is, Does not the unit need some down time between tenants so that you can paint, clean, new vanity do flooring, plumbing ect?

I am in my early 40s, have a small scale property maintenance business, and some inheritance that I'm terrified of spending lol... one of the reasons I am considering is because of having the downtime with my business that can be intermittent...I also in my mind want to be "busier" and feel like I'm contributing.I would like to hear some input from those of may of done something similar.

During this down time, i was thinking of taking advantage to spend the $50k in capital towards fixing up both units as they are in dire need of an update (Kitchen, Floors, Bathrooms, Etc.).
