Your best bet is to talk to a few hard money lenders who could share with you how they do business, what your payback schedule would look like (often nothing until due or interest only), when the loan is due, and how much they would loan on a sample property.

I was able to obtain data on 10 comparable units over 1000 sq ft.My HOA fee: $979My HOA fee per 1% of common expenses / ownership: $421.22Average HOA per 1% common expenses / ownership: $344.02Lowest HOA per 1% in sample: $216.832 out of the 9 other units were in line with my fees.If my fee was based on the average of these units it would be $799, a significant monthly savings.

if so, ask for closure reports for old tanks(3) check condition of spill buckets and make sure they are monitored. if not, should collect samples from around those structures. they often get dinked by snowplows and vapors may escape then condense into soil.(4) has property always been on public sewer since it operated as gas station. if not, did they perform auto repair?
