Worcester rentals have destroyed a lot of outsiders. 

The issue was the underlying zoning had changed to commercial over the years and the concern was that the property couldn't be rebuilt if destroyed....I only use that as an example to say that asking what the issue is the best way to get your answer.

Not to mention of the tenants beat up the current mobile homes that bad, then they will destroy these new homes from the cash program long before they are paid off which is a bad investment any way you slice the pie. 

I did not know that the heater ductwork was not connected or that a main beam like 10 x 10 that held up the entire house since 1900, including a second story was old termite (none active) destroyed for 4 feet and no longer held up anything. 

They get their placement fee in full regardless of whether the placement performs or destroys, requires eviction and/or stops paying. 

Do you need a 4 point inspection, a wind mitigation, a WDO(wood destroying organism) inspection?

They get paid for time rather than just automatically getting a percent off the top.The truth is in many investments, the fees destroy the returns.

I’ve had tenants destroy laminate in bedrooms with metal beds.

Hail and Wind.. when your roof gets destroyed by hail you have to pay your deductible.. again not if but when..I can see it for locals because I am a firm believer in investing locally when you can.... but there are many areas of the country I think that are far superior to Texas for buy and hold and Vegas is one.Vegas has none of those issues. 

Truthfully though, I did get more money for the SRT8 when it was destroyed from my car accident than when it was purchased as there weren't any within 500 miles for sale when the adjuster cut the check.
