We have an in house builder here, so I have an endless supply of lots I am purchasing for them and selling these investment properties they build on the back end.

Please help me out if I could deduct the followings from the security deposit :1.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Keep a larger security deposit and demand that the property be delivered back in perfect shape.7.  

This way if the tenant comes back and argues a deposit or lease amount, you or the tenant has some recourse against the seller.

When she finally moved out the damage cost was $5500, exceeding her security deposit by $3,250.
