You'd think the forums are a safe place to bounce off ideas with others; however, it can get really unfriendly at times that I just always fall back to one of my favourite texts: "Do not speak back to negativity, as the responses you'll get will scorn your prudent words" 🤐Now, I am not saying we should not offer constructive criticisms, but harsh words fall on deaf ears, which defeats the purpose of a forum at the end of the day. 

But if you are having to do that and also pay a property manager, it defeats the purpose of having a PM in the first place.

However if you pay 25% for the amount you go over you can still get covered.The max units for a VA Loan is 4; above that and you come into commercial multi family.If you want to do a VA construction loan you are going to have a search ahead of you to find a lender and you need to be prepared to put a lot of your money down to get started (kind of defeats the purpose of the loan in the first place).

So, I could tell them I'm going to show up on 'X' date to discuss an important topic, but they aren't required to be there and that would defeat the purpose. 

If I had to meet the customer to provide them with headsets it would defeat the purpose, in most cases it would be easier to just meet them at the actual property instead. 

To pay 61k defeats the purpose of utilizing a VA home loan and in this instance it would make more sense to follow through with a Conventional or FHA.  

I will be honest, I felt a little defeated.

The homeowner was making the payment on time, so no late charges had accrued.I'm looking to see if someone has successfully defeated a claim like this, utilizing the Debt Collections Act and other unfair collection practices as a defense or counterclaim.  

This defeats the whole house hacking philosophy. 

They know it will get defeated in the courts.
