Rent ready units on the MLS at small unit counts are unlikely to have positive cash flow in spite of what various mid-west RE agents and turnkey providers claim.- Value adds are a lot of work and have risk.

For a new developer with no experience, I would count on having to have 25% of total project cost (if land is 150k and cost to build is 350k, total project cost is 500k so expect to put down 125k).

We had several funds and what we did is create an attachment for the agreement that it follows each company but each company is responsible for their own costs and cannot cross polinate the companies. it just saves signing 5x and just do it once sits it is the same agreement
