If you buy an old property with a bad roof model that the roof will need to be replaced in year 1 and the cash flow for that repair will carry more time-valued weight than an air conditioner that was recently replaced and likely won't need to be replaced for 10 years.

The apt I'm in do not have no good ventilation and I can't afford to utilize the air conditioner and can't afford to buy fans like I would need like 2 more fans in order to help the rooms circulate good cool air.
