Hi all, I'm based in the Los Angeles & Orange County, CA area and am interested in flipping homes.I have one quasi-BRRRR deal under my belt.About me:-Former Fortune 50 Commercial Real Estate Banker, specializing in distressed assets (restructuring/modifying notes, pursuing guarantors, foreclosing on assets)-Varying degree of experience in legal remedies (mediation, arbitration, bankruptcy etc.) with inside/outside counsel-$500,000,000+ RE transaction experience from west coast thru the mid-west-USC Business School Alum w/concentration in Real Estate Finance & Development-Licensed REALTOR in CA-Hands-on experience rehabbing real estate (full kitchen rehab, flooring, painting, spraying texture, removing load-bearing walls, bathroom rehab - have pictures from BRRRR project)[QUESTION] What is the proper approach to seeking a local mentor/partner on BP?

What area should I be more concentrated on Austin or Houston? 

I believe one of the things that I have found is that continuing to learn as much as I can has allowed me to start to focus on the what I want to work toward in the future as far as where I want to concentrate on in investing.

I’m a new investor solely concentrating on the BRRRR method, and man I’m having a hard time finding leads.

CMBS is still used for oddball hard to finance properties or properties so big that regular lenders do not want that much concentration of risk in one loan.CMBS legal fees to assume or originate a loan can be much higher than regular bank loans.

I am into the buy and hold investments with a concentration in STF.

We concentrated on building our brand online and throughout the communities in the Austin area. 

All of those Opportunity Zones in N Minneapolis would suddenly be really worth the investment if all the gangbangin scum were not in such concentrated areas.

Currently, I'm just looking to slowly build my portfolio with a buy/hold strategy and mostly concentrating on apartments/condos as my vehicle.

I just want to be free and clear so when we move to the next property we can concentrate on the cashflow business side vs the juggling of the credit card payments.
