I would recommend keeping your eye out to see what is circulating in the mail and think of ways that you could stand out.

what do you thinkSure, PA state law requires that the sheriff sale be advertised in newspapers that are in circulation in the county of the sale - but the sheriff is the party putting those ads in the newspaper.

We opened all cabinets and removed all outlet covers, door handles and fixtures as well as put two floor fans on high to circulate the air flow (also leave the fan running on the ac).

And most of the legit deals are circulated within the local CRE community to those with money, connections and experience.

These are still ducted but need to be installed on an outside wall to circulate air in from outside.If you do use a ducted system, make sure that the air handler is not installed in an attic. 

The only reason to defer the capital gain would be to reduce the tax liability in the event someone anticipated a lower tax burden/rate later on.There is also the potential that your purchasing power could be stronger in today's market than it would be in a future market and keeping that money in circulation will benefit your portfolio long term, but that is even more speculative than trying to determine what tax rate you will pay in the future, and the longer you plan to hold the resources before cashing out and paying the taxes the more speculative it is.

I know that there are a lot of members on here in and around Houston, so hopefully this will get well read and circulated.  

Everyone raves about Thrifty Nickel, Greentsheet, etc.The problem is none of these are distributed in the Chicagoland Market.What is the best way to find the free papers that are in circulation in my area... google hasn't afforded me many results...I'm thinking I'm going to have to do a paper run as well just visiting various spots in the area until I find what I'm looking forIf you happen to know of any in this market or places I should visit... feel free to share
