also the amortization at 30 years will increase your cash flow but seller may want shorter amortization to have you put a little something  extra in monthly  HOARDER:  5k may not cover it  Clean out , dumpster , stripping flooring , demo If he's a smoker , heavy priming and paint   Drywall repairupdating electric , plumbing and new flooring , kitchen cabinets   I would allocate extra depending on square footage of apartment   You need to get in there and do a through assessment and talk to occupants to get some information    Find out if hoarder smokes and take a pack of cigarettes to get building info out of him, maybe a case of beer or even 40 dollars in cash  

I know this tenant is a smoker and possibly doing some illegal drugs thing.

It is rarely a problem because smokers these days are accustomed to not smoking inside.

The last house we just closed on (Friday) was in response to posting an add on Kijiji (Canadian version of Craigslist) saying I was "looking for our next great tenants that will treat the house like their home, must be non smokers, good references, a rental budget of at least $X etc..)".

If they are reported for smoking indoors a second time, I meet the police at the property and evict if there is any evidence.I personally have no animus towards dope smokers but I do not want it bothering neighbors, making someone ill, or ruining my rental.

Likely an unlicensed person doing a crappy install working for beer and cigarette money.  

If you have a non-smoking unit you don't want smokers to call...so make sure it's listed.

Hey guys,I am turning over an apartment that previously had smokers in it so I want to get it deep cleaned.

I would appreciate any recommendation for a cigarette smoke detector that either can be checked remotely by WiFi or that has a memory function.
