The only good use I can see of the fees are based on rent charged would be for a tenant to purchase it and charge themselves $0 or near $0 rent to avoid the rent based charges. 

I’ve had great experience with private landlords in the past, and have found fellow pet lovers that didn’t charge pet rent, or accepted my larger dog (when he was alive) to live in an apartment without hassle.

Some of these bookings we get through marketing partners who build these relationships and charge referrals fees for finding the housing.

They are business CC but I don't use them anymore and would rather use cash/debit cards.

I use Stessa for accounting, I love it, it links right to my bank account/credit card accounts and I can assign purchases to different properties and units of the property for multi-unit properties and at the end of the year I have a simple report to give my tax professional 

For me in 2023:No LLC’s, 12 properties in 2 states, only 1 state income tax, no w-2’s, a pension and a 1031 exchange.I was charged $1,275, up from 2022 when I was charged  $1,175 but didn’t have an exchange.

Hop on Airbnb and scan nearby properties of similar size to get a feel for what they offer at the price points charged.

Most start by analyzing deals and forget the fundamentals of every business, like getting a Tax ID, bank account later, Business Credit cards, and lines of credit.

I also use the Costco/Citibank VISA cash back card to pay for expenses.  

We use Turbotenant now and they offer it to the renters for a small charge.
