There are plenty of investors looking for deals, so you can probably sell these pretty easily here on BP.If your goal is to maximize your proceeds, your best strategy is probably to market them to the broader market though.

The broader point is that being on the outside looking in, you probably don't have insight into all the mechanics at play with the property you are interested in... and there are some dangers to be aware of in doing what you want to do.

But you bring up a very valid point: private equity funds, venture capital funds, infrastructure funds, business formations, etc are all, by definition, a syndication; an act or instance of forming a syndicate or bringing something under the control of a syndicate.As you noted, the Reg D search while likely covering most real estate syndications, is much broader than real estate, will require a significant amount of time to filter through to track down a niche market.
