Hey everyone, rookie investor here! 

I'm a new investor (just closed on our first rental - a long-term duplex)!

My first and obvious goal is to get rid of any debt and/or liabilities while cutting expenses, however, i was hoping if anybody knew any lenders i could speak to in the El Paso area that works with similar rough situations, and/or any investors who would be willing to give me advice on this situation.

My goal would to be a full-time real estate investor/ custom home builder and do most of the work myself until I have enough to hire and oversee the company.

The more people you meet the more you'll recognize the ones doing what you'd like to do and you can start learning to how to provide value to them / find them deals maybe.It's a tough market and unless you are providing value to an investor it's not going to be as easy as finding someone to shadow, i don't think.

My original purpose for joining the site was to understand why investors often get into trouble with their investments. 

SFH with three bedrooms attracts more people to live in, some times two families sneak in and parking on the grass can become problematic.  

When I first arrived and invested on the Pacific Coast in 2018 it was still relatively unknown to investors and vacation rental investors.

Since the previous investor was trying to charge top dollar but the unit still needed work and had systems that were not functioning they had a hard time selling it.

I'm a builder/developer, Agent and investor in central Houston.
