You are correct hotel underwriting typically has vacancy built in for cosmetic updates but in this case it appears your improvements far exceed keeping the hotel rooms updated. 

I like it because it does appear to be a one stop shop for what I use it for, but its gonna take some time to adjust to the workflow. 

But in your case, it doesn't appear that you are looking to relinquish the property management duties.

Cash out DSCR's usually allow borrowers to go up to 70-80% of an investment property's appraised value (or equivalent debt service ratios) usually to around $1M loan amount.

Closing in your LLC will mean that the investment property does not appear on your credit.

So, to make your unit equivalent you would need to lower the rent a little.

Inject  the system with compressed air d. find the leak(s) where the colored water appears.
