I suppose what I am after I already have for the most part, really just trying to be able to plug and scale a little larger from the beginning.Not looking to be a glorified salesman per se, unless that was to get my feet wet on the mechanics and realities of HML then branch off fully in the near future.

Another new draw for SE Austin / Bastrop is the Circuit of the Americas, which just announced a new NASCAR race series and the creation of a water park and other entertainment. 

For example, here in Detroit and SE Michigan, you can see those numbers in a lot of the suburbs/"cities" that touch Detroit in that whole ring around the actual "big city."

Whether or not it's capital gain vs ordinary income subject to SE tax is the million dollar question.Not enough information was given here to make that determination, which is based upon fact and circumstance. 

I don't budget per se, but I always have a good balance in my account to cover the unexpected.
