I'm not sure how this works when the seller of the property is listed on the contract.

I feel like i am in this awkward in the middle stage where I still need to work my corporate job, but right on the cusp to make real estate my fulltime job.   

How can prices push upwards faster than single family and investors still make their numbers work?

Doug, you’ve gone with “what works” for you, not all the “latest fancy” technology, for technology sake.  

They are very organized and so far have been a great organization to work with, a lot of agents work with them and give them referrals.

I don't mind doing some light cosmetic work like painting for my first property but nothing too involved.

Potentially work my way up to multi-families/apartments in a few years. 

Depending on the quality of the lead, how much work you’ve done with them, the exact source, the property in question, etc, they may range from worthless to worth a small referral fee.
