Undergrads will usually only stay 1 year.  

Just some ideas, law students and med students are great, nurses are great, engineers & engineering students (even undergrads) are great.  

Not so with law students.Engineering students are also very responsible, including undergrads, though they are a little more social, with guests visiting, but not overly noisy.I also learned that M2M agreements were not a problem with them, as long as I'd allow them to sub-let over the summer, if they had a law internship over the summer somewhere far away.  

Be sure and put the rules in writing in an addendum they sign.Lord help you if they're undergrads :-)

Perhaps you could advertise there, and not have to pay any AirBnB fees.I never had trouble with these interns over the summer, even undergrads (well, other than a skunky smell occasionally LOL).  

But, if they're undergrads, lord help you LOL.Inevitably, they will end up with someone wanting to move out and them looking for a new roommate.  

I had a unit rented by BF/GF undergrad students.  

Let the next landlord deal with that.I really don't understand the attitude that Rachel should take a chance on a risky applicant because this girl is in love or that she had good grades in undergrad land.  

Grad students tend to be good tenants for me, as they are often more responsible than undergrads and have to work their tails off in school.

And I could ignore any calls from mommy.I actually only had to kick out one undergrad for relentless parties, regardless of warnings.
