When my son rented an apartment in college I saw the condition when he moved out a year later and it took me a full weekend to help clean and touch up the place and he still did not get all of his deposit back even when the owner said it was in better shape than what he usually gets at the end of the terms.

I know many owners and PMs that touch up units with lead certificates regularly and they do not have a RRP or lead license.

Walls were primarily painted but I may be doing some touch up and the place was clean but not quite up to my standards for things such as windows, touching up the oven ect. 

Considering I’ve put in about 10-12k of cash to do flooring, irrigation and small touch ups around the house.

I definitely assumed it would be easier to sell vacant and doing some minor cosmetic touch ups at the bare minimum to get it presenting better.

Now what if you touch up between units and paint every 5 years.

You can lower the cost by doing touchups between tenants and only do a complete paint every 3-5 years.

I need new carpets, new paint, refinish flooring, and a couple of nails removed and other little touch ups.
