@Brian JacksonWake up at 4:30am...shower and sh**, get dressed, pound a sugar free redbull, take the dog out and smoke a cigg, eat a bowl of captain crunch with the crunch berries or cinnamon toast crunch, read my emails, check my bank account to see how much it increased overnite, start calling my subs, scan MLS for deals, look at the upcoming tax deed auctions, go to closings at the title companies, buy houses/sell houses, head home for family time, have a few drinks, pass out by 10pm...repeat next day..

I find it to be annoying when people try to act like they are the world's smartest investors when comparing theses that seem trivial to me i.e. a little more or less interest earned by different products when most people don't bother to analyze investments that have a significant impact on their finances and people are 'penny-wise and pound-foolish'.I will back up any insurance salesman and they are well-worth their commissions considering the knowledge they have to know.

@Hayes MercurePpl have been pounding the drum for a downturn but the fact remains money is still cheap and as long as that remains asset prices will stay high...as monetary policy tightens which I think will be after the 2020 election, assets will go down as it becomes more expensive to borrow...now if you plan on staying in your house for 20 years this doesn’t really effect you if you plan on financing, if rates jump three points and the house depreciates 25% the monthly payment might very well be similar but it truly helps cash buyers who don’t need to borrow as banks will have need cash as well with higher reserves so won’t be lending as much either...
