@Adam RossRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I have the contractors in my network so I feel a light rehab would fit well for the first one. 

They created a fake social networking site called Name Drop, and wrote up a terms and services agreement for users to agree to before signing up.

It’s so much in networking.

Some investors buy land in cash or with short-term financing, then refinance it later when they’re ready to build.Lastly, don’t underestimate the power of networking.

@Sam AlphaDo set goals, keep learning, network, etc. but get started if you haven't already. 

If you’re looking to invest in your backyard, it helps to network with as many locals in the industry as you can.
