I did not want to simply rely on one source so I figured there are people here that would be up-to-date if such a manner was so as well. 

There's no step by step guide but there are key things : Learn: RE strategies, what interests you, what do people in your area need.Connect: find a mentor, accountability group and be around those doing what you want to do.Help: solve problems- do people need dealflow, property mgmt, construction expertise, etc. 

I've heard more than a few horror stories about people who lost everything doing just that. 

I'm always impressed with people's creative ideas!!!  

People care more about the appearance of kitchen appliances because they are in a public portion of the house as opposed to washer/dryers which visitors rarely see. 4.

I'm a full time agent and investor in the area that works a ton with VA buyers and i LOVE helping people house hack, it is definitely my favorite strategy and my passion helping people do it.

You can tell him the people on BP think it's not a good idea. 

There are also horror stories about people loosing their property in Spain.
