I've spent a lot of time on the pro forma as well, but a lot of the assumptions are based on the Houston market which I'm a lot more familiar with.Does this seem like a viable plan?

I'm particularly passionate about Georgia, Florida and generally the south east  Outside of real estate, I enjoy time in the outdoors and spent with family and friends .Excited to learn and connect with you all!

Maybe they never spent the money or it's not up to code to have a person living in the space.

Once I closed I spent about $7500 on mostly reno but some repairs.

My property manager thought maybe we should have a 3 rd party now do a test but already spent 10k on remediation and they assured me they went through everything I will see if they can test a small area and show no signs of mold before i cut the final check to them.

But, the founders of those groups spent decades in growing rolls within other companies before jumping out on their own. 

Can I use the time spent this month (July) towards my 100 hrs.?

At this point in time, I don't think selling would be my best option as I've spent a lot of money on capex items that I would not necessarily immediately get back from selling. 

Maybe 6-8 months ago, I would have answered like Don, but I spent a day with an investor in one of my solar farm projects and I was absolutely floored.
